Benefits of Project

What are the potential benefits of the regeneration project for the area?

There are a number of benefits that the revitalisation of the Shoreham Harbour area can provide. For example:

Employment and Skills

Opportunities will be sought to improve the availability of and access to adult education, training and skills facilities. Key existing employment sites will be protected and enhanced and new employment areas designated and marketed to investors in selected, growing employment sectors. New developments that aim to support the local workforce, for example through apprenticeship schemes, will be encouraged.

Sustainable Transport

A package of integrated sustainable transport measures is being developed aimed at improving traffic and HGV circulation, reducing congestion and promoting the use of public transport and cycling. Benefits will include improved air quality, reduced noise levels, decreased travel times, improved amenity and convenience and encouraging healthy and sustainable lifestyles. A transport model has been developed to forecast the specific upgrades required and support modal shifts to public transport/cycling. As part of a successful Community Infrastructure Funding bid in 2009, capital works to improve key junctions have been completed.

Climate change and flood risk

New flood defences will ensure that local employees and residents as well as new and existing homes and businesses will be protected from the threat of flooding. Being located next to the coast and the River Adur, tackling flood risk is an issue that is integral to the successful regeneration of the area. In addition, the new development must mitigate its impacts on climate change, as well as being able to adapt to the changing climate in to the future.

Housing

A key aspect of the Shoreham Harbour Regeneration project is to provide a mix of dwellings to ensure the area continues to be attractive to a diverse demographic, to support balanced communities and to support the local economy and overall prosperity of the area. Additional housing (balanced with new employment opportunities) will provide local people with the opportunity to work in close proximity to their homes, reducing daily outward migration, supporting the local economy and reducing transport congestion.

There is a need to provide a mix of dwellings to ensure that young people are able to remain in Adur therefore creating a more balanced community and support the local economy and overall prosperity of the area. Similarly Brighton & Hove City has an identified shortfall of family and affordable housing.

Shoreham Port

Through physical consolidation and improving commercial viability, the development plans will help to ensure that Shoreham Trust Port continues to play an important role in the local economy, remaining a key local employer as the Port continues to thrive. Through a process of consolidation and modernisation, the Port Authority wishes to reduce the geographic size of its operations, thus freeing up space for potential development. A number of other vacant, disused and underused sites in the area will also contribute to the potential for comprehensive redevelopment and subsequent regeneration.

Sustainable design standards

Incorporation of exemplar standards of environmental sustainability in terms of design, build and operation utilising latest renewable energy technology and infrastructure. Achieving landmark developments at the Harbour will contribute to civic pride and stimulate local interest in more sustainable ways of living.

Environment and Open Space

A landscape plan for the Harbour area will improve the way people can access waterfront spaces and will better connect green links for walking and cycling up to the South Downs to the north, to Brighton & Hove to the east and to Worthing to the west. Development that contributes to local environmental improvements through enhancing open spaces and green links and improving biodiversity will be encouraged.

Community facilities and services

A detailed community infrastructure assessment has been carried out underpinned by community consultation as part of the new Adur Sustainable Communities Strategy to identify improvements to existing and new facilities that could be delivered as part of the Harbour vision.

Leisure, tourism and heritage

The plans will involve protecting and enhancing the area’s historic, environmental and other important leisure assets including Shoreham Fort, Kingston Beach, the Lighthouse, the Riverside Conservation area (Southwick), Lady Bee Marina, the Adur Estuary and the vegetated shingle beaches, providing better opportunities for them to be experienced and understood by local people and visitors.
